BUILT PROPERLY
The difference between a good extension and an obvious one is in the parts you stop noticing: thebrick that matches, the roofline that resolves, the floor level that runs through without a step, the joinerythat lines up with what was already there. Those are decisions made before anyone breaks ground anddetails executed by craftsmen who care whether they are right. Kevin's team builds to the standard hewould want in his own house, which is why our extensions still look right in ten years rather than looking likean addition on day one.
Where your project starts depends on where you are today. Either way, everything is fully visualised and agreed with you before we produce your proposal.
We work from your existing drawings, so you are not paying twice for work already done. Kevin reviews what you have and brings his full experience to it, designs the interiors and specification around it, and moves you towards a proposal sooner than a project starting from scratch.
Kevin starts from a conversation about how you want to live in the space, discusses your vision and what you want the finished home to feel like, then our team produces full 2D plans and 3D renders. You approve every room on screen before anything is costed or committed.

HOW IT WORKS
Every service follows the same six stages: a free design consultation, survey and feasibility, full 2D and3D design, one fixed proposal, the build, then handover with a 12-month workmanship warranty. Nothing starts until you have seen it and said yes.
FREQUENTLY ASKED QUESTIONS
Many extensions fall under permitted development, which means no planning application is needed, but itdepends on the size, the height, how close you are to a boundary and whether your property has hadprevious extensions. Kevin will tell you which route yours falls under at the first visit, and we manage theapplication either way.
A set of national rules allowing certain extensions without a full planning application. Conservation areas,listed buildings and properties that have already been extended are treated differently, which is why it isworth checking before you plan around it.
Yes. Building control applications and inspections are managed as part of the project, and structural work isdesigned and certified by independent Chartered Structural Engineers.
If your extension affects a shared wall or comes close to a boundary, party wall notices may be needed. Weidentify that early and tell you what is required before work is scheduled, rather than partway through.
We source brick, tile and render to match the original as closely as available, and where an exact match isnot possible Kevin will show you the options and recommend the approach that reads best on your house. Itis one of the details that decides whether an extension looks original or obvious.
A well-designed extension usually adds more than it costs within this part of the South East of England,particularly where it improves the overall aesthetic and the ground-floor layout rather than simply addingsquare metres. The gain depends on the property, the location and the quality of the finish, which is whythe design stage matters as much as the build.
Design and feasibility typically run over a few weeks, and the build depends on size and complexity. Youreceive an indicative programme with your proposal.
Most of our projects run between £50,000 and £200,000, depending on size, specification and how muchstructural work is involved. Kevin will give you a realistic range on the first visit.
In most cases yes, and Kevin will be straight with you about the stages where it becomes difficult. Thatconversation happens before you commit, not after.

We engaged Kevin to design our kitchen five years ago as we wanted to swap two entire rooms, moving the kitchen to another location, which we knew would be beyond most designers as they are usually kitchens only. As an all round designer and project manager, we knew that Kevin would also be able to design a complementary room where the old kitchen was, taking the theme through into the second space.
